Preparation is Critical!
A house-painting job’s “quality and longevity” is hugely dependent on the steps taken BEFORE a drop of paint is applied.
At Ohio Painting and Pressure Wash we are acutely aware that your house sits in a setting and that setting must be protected! So our first steps include covering nearby plants, trees, grass, other structures like sheds, decks, large items on decks (furniture, grills, etc.), and driveways. This prevents staining by substances being cleaned OFF the house as well as coatings being applied TO the house.
Surface Cleaning, Hand Scraping, Repairs
Homes typically require a combination of hand-scrubbing and pressure washing to clean siding and surfaces before applying new paint. Prior to cleaning we will mask off windows and doors to protect them from pressurized water and chemicals from our exterior cleansers. It’s important that surfaces be cleansed of pollution, mold, mildew, chalk (which develops on paint over time) and general dirt.
Pressure washing can quickly remove most loose paint but some areas may require hand-scraping and sanding, which we will do. We will also remove loose and failing caulk and replace it with 35-years siliconized caulk. In addition we will clean rusted areas on antennas, utility pipes, etc. Sometimes the cleaning process exposes damaged or rotting wood siding which we will bring to your attention and provide repair options.
Primer for Wood Siding and Trim
All bare wood will be primed with a high-quality, universal primer. Primer is designed to penetrate wood, to smooth surface irregularities and create a layer paint will adhere to.
Primer also blends areas of bare wood with areas that have intact paint.
Painting Aluminum or Vinyl Siding
Whether your house has wood, brick or aluminum/vinyl siding, most of the process is the same. However, unlike bare wood, aluminum or vinyl siding does not require primer. In addition, paint should be sprayed on for best results; hand or roller brushing is actually not advisable for aluminum or vinyl siding.
Visit our Aluminum & Vinyl Siding page for more details.
Painting Bricks
Entire brick exteriors can be painted, as well as brick foundations. Bricks, like wood siding, require primer. When painting bricks we use a Sherwin Williams paint called Loxon for unpainted bricks. If bricks have already been painted they can be re-painted with the same paints used on wood siding.
Bricks can also be stained. We discuss staining bricks on our Staining & Sealing page, and the pros and cons of painting bricks here. We do not whitewash bricks.
Applying Paint: Two Coats
Once surfaces are as pristine as we can make them, and are primed where needed, we will begin painting.
If your color scheme includes accent colors we will first paint window casings and other trim (two coats). Once trim paint has dried we will mask it PRECISELY with masking paper and tape, paying attention to creating straight lines.
Paint will then be applied to the body of the house using sprayers. Wood surfaces nearly always require additional back-brushing to fill in uneven surfaces. The second coat can then appear uniform and smooth. Aluminum or vinyl siding need paint to be applied with a sprayer for best results. Bricks may require use of sprayers, rollers and brushes.
Clean-up
Once the second coat of paint has dried we will remove masking and tape.
We will clean up all surrounding areas affected by and protected from the painting project, returning the setting as nearly as possible to its previous state.
Project Time Frames
- A day to apply protective covers and wash the house
- 1-2 days for surface prep/repairs
- 2-3 days for painting
WEATHER PERMITTING — some things are out of our hands! Also, occasionally during prep we discover problems that add time to the job.
Crews are typically two or three people. They stay on the job until it’s done – OPPW does not schedule crews on multiple jobs simultaneously.
What Paint Brands Do We Use?
Our preferred paint brand is Sherwin Williams and our default high quality paint is Sherwin Williams Acrylic Super Paint Satin. Sherwin Williams offers two additional paint brands that we recommend: Duration and Emerald. Both are more expensive than Super Paint Satin. We write our estimates (unless otherwise directed) using the costs of Super Paint Satin.
Sometimes customers request we use other brands such as Benjamin Moore, Pratt & Lambert, and Behr. All offer high-quality products and our warranty applies to any paint you choose.
